Building Information Modeling (BIM)

“The Building Information Model (BIM) is a tool used by the Architectural, Engineering and Construction (AEC) Industry that is a digital representation of the building process. It includes geometry, spatial relationships, geographic information, quantities and properties of building components. BIM can be used to model the entire building spatial construction, operation and construction.

BIM provides the potential for a virtual information model to be handed from the design team to contractor, subcontractor and then Owner, each adding their own discipline-specific knowledge and tracking of changes to a specific model. The result is anticipated to greatly reduce the information loss that occurs when a new team takes ownership of the project as well as delivering extensive information to owners of complex structures far beyond what they are customarily accustomed to receiving.

BIM can also improve coordination amongst the building physical elements. As most BIM programs include three-dimensional building modeling, interferences among the many building components (ductwork, piping, structural, walls and ceiling) can be detected during the design phase and resolved prior to construction. This improved coordination is a cost savings realized by all team members in terms of addressing conflicts during design as opposed to dealing with additional time and money associated with construction change orders.
