Fitzemeyer & Tocci provided commissioning services for the $21 million, 28,100-SF renovation and expansion of the Melrose Public Library. The project restored the historic 1904 Carnegie building, removed a 1960s addition, and added a new accessible wing with modern library functions, including a light-filled children’s room, a young adult area, and a large community meeting space. The fully decarbonized, all-electric facility features energy-efficient lighting, daylighting, and a fossil-fuel-free HVAC system, and is pursuing LEED BD+C: New Construction v4 certification.
Our commissioning scope included mechanical, electrical, plumbing, renewable energy, and building envelope systems. We reviewed the design and submittals, developed the commissioning plan, conducted functional performance testing, and verified system operation, training, and documentation to ensure the library’s building systems met performance and sustainability goals.
