Fitzemeyer & Tocci is proudly providing mechanical engineering and commissioning for the new Ambulatory Surgery Center and Medical Office Building located at 71 Border Road in Waltham, MA. Our team provided full HVAC design, commissioning, and construction administration services for this new 3-story facility.

Built for Patient-Centered, High-Acuity Care

This newly constructed state-of-the-art facility is thoughtfully designed to enhance both patient experience and clinical efficiency. Programmatic highlights include: 

• Multiple operating rooms and dedicated pre- and post-operative bed areas 

• Centralized sterilization, storage, and administrative zones 

• Diagnostic imaging suites, exam rooms, and procedure spaces 

• Specialized rehabilitation areas 

• Underground parking with direct access for patients and staff

Fitzemeyer & Tocci designed all HVAC systems with a focus on reliability, efficiency, and compliance with healthcare performance standards. Key mechanical features include:

Commissioning in Support of Operational Readiness 

As part of our comprehensive commissioning services, our team has worked closely with the owner, design team, and construction partners to ensure that all critical systems perform as designed. With the second and third floors now open and operational, Fitzemeyer & Tocci continues to lead commissioning efforts for the first floor, which is scheduled to open in June 2025.
