Fitzemeyer & Tocci provided design services for Marlborough Hospital’s new state-of-the-art cancer treatment center. As part of the UMass Memorial Health Care system, Marlborough Hospital sought to expand its oncology services with the construction of a 14,740 square-foot, $11.7 million cancer pavilion located at the rear of its Union Street campus.
The new facility features thoughtfully designed spaces to support both patient care and emotional well-being, including a healing garden and dedicated areas for outpatient medical oncology services. The expansion also introduced radiation oncology capabilities to the hospital for the first time, significantly enhancing the scope of care available to the local community.
To deliver the project efficiently and collaboratively, Marlborough Hospital adopted an Integrated Project Delivery (IPD) model—marking the first completed healthcare construction project in New England to utilize an IPD contract. This approach allowed for accelerated project timelines, enhanced coordination, and optimized cost control across all phases of design and construction.
Fitzemeyer & Tocci played a key role in delivering high-performance MEP/FP systems tailored to meet the unique requirements of cancer treatment environments, including radiation shielding, precise temperature and humidity control, and specialized equipment integration.
