Fitzemeyer & Tocci (F&T) provided full MEP/FP engineering design services for Exosome Diagnostics’ laboratory renovation in Waltham, Massachusetts. In partnership with design-build firm Timberline Construction, the two-phase 5,600 SF project transformed existing lab space, storage areas, inspection rooms and support spaces into new laboratories, quality control, product development and recertification labs spaces.

F&T's scope included HVAC system enhancements to deliver tight temperature and humidity control, electrical distribution and lighting upgrades to support high-capacity testing equipment, fire protection modifications tailored to a research facility, and plumbing revisions to integrate the new lab layout and infrastructure. The engineering design was executed to ensure reliability and performance consistent with molecular diagnostics research demands.

Working within an active research facility, F&T collaborated closely with Timberline Construction and Exosome to develop a detailed phasing strategy, coordinate system shutdowns, and implement contamination-control protocols, all in order to minimize disruption to ongoing operations. The result is a flexible, high-performance laboratory environment that supports Exosome’s expanding product development, quality control and recertification workflows.
